PENGALAMAN  MEMBANGUN  RUMAH FASSIVE INCOME PERTAMA

Yakini, bahwa hidup ini sudah ada yang mengatur yaitu Allah SWT dzat pemelihara dan pengatur hidup, semua kita diberi potensi yang sama yaitu satu hari 24 jam, satu bulan 30 atau 31 hari, satu tahun 365 hari, tinggal bagaimana memanfaatkan potensi tersebut. Masalahnya kita tidak tahu seberapa jatah rezeki yang diberikan Allah, Seberapa jumlah ayat al-Quran yang diberikan Allah untuk bisa dihapal dan diamalkan, apakah kita akan mendapat warisan surga atau malah sebaliknya berupa warisan  neraka?. Ini tantangan bagi kita, karena jatah dirahasiakan Allah maka perlu upaya yang optimal, hikmahnya tentu kita bisa melihat, ada yang dengan mudah memperoleh titipan rezeki ada yang memang tertatih-tatih untuk memperolehnya, namun demikian tetap saja kita perlu mengupayakannya, bisa jadi kita akan diberikan kemudahan setelah kesulitan.
Upaya yang bisa kita lakuan antara lain memohon kepada Allah, lakukan action untuk menggapai  tujuan tersebut. Alhamdulillah saya punya sedikit pengalaman yang mungkin bisa bermanfaat.
Sekitar 9 atau 10 tahun yang lalu, saya sangat  ingin memiliki penghasilan tambahan dalam rangka memperolah biaya untuk menyekolahkan anak di sekolah dengan kurikulum yang lebih baik. Rasanya jalan itu benar-benar pertolongan Allah SWT.
Suatu pagi kawan saya memohon bantuan untuk menyelesaikan proposal pembangunan mesjid yang akan dibangun di lingkungan tempat tinggalnya. Sambil menyelesaikan  proposal tersebut, kawan yang satu ini berujar kepada saya, ini “mah” pekerjaan dari Allah maka Allah yang akan meberi upahnya. Dia cerita bagaimana  upah bagi orang  yang memfasilitasi pembangunan mesjid, pengalaman dia Allah tak segan-segan tokcer membalasnya. Mau percaya atau tidak? Saya mah percaya itu. Kawan saya semangat menyampaikannya.
Dengan izin Allah setelah ucapan itu keluar dari mulut kawan saya, telepon berdering, dan menanyakan nama saya. Eh yang nelpon bibi saya – apa coba tebak  yang diberitakan bibi saya. Langsung saja ... bibi saya  diseberang sana menyampaikan: “Ang, bibi  baru saja ditawari tanah. Bibi tidak punya uang. Sayang ang tempatnya  meskipun di gang tapi itu dilingkungan kampus”. Jawab saya,  ah  dari mana saya punya uang. Tapi nanti saya diskusikan dulu dengan isteri.
Singkat cerita saya diskusi dengan isteri. Ia memaklumi dan memahami apa yang saya maksudkan. Jadilah  action yang isteri saya lakukan adalah perhiasan  yang dia miliki ia jual. Terkumpulah sejumlah uang dengan tambahan sana sini, akhirnya jadilah saya memiliki lahan seluas kl 75 m2. Setelah lahan terbeli saya bingung bagaimana  membangunnnya.  Bibi memberi masukan agar di pondasi dulu saja. Cari modal sini dan sana, akhirnya bisa juga dipondasi. Eh dengan ijin Allah kok ada saja jalan untuk mendapat modal. Lantas setelah selesai dipondasi, saya serahkan untuk gambar serta bangunan untuk diurus bibiku yang baik hati. Jadilah gambar yang optimal untuk satu lantai bagunan terdiri dari 5 kamar kos, 1 tempat/ruangan  penyimpanan motor,  satu kamar mandi dan satu ruangan untuk masak, kebayang bagaimana  bibi saya sangat mahir merencanakan ruangan sehingga penggunaan lahan secara optimal. Dalam jangka waktu dua bulan lebih bangunan satu lantai selesai  plus dengan dak untuk rencana lantai 2. Ah senengnya, dan saya merasakan kok tidak cape membangun rumah “teh”, wong yang ngurusnya bibi, dari pembelian bahan sampai tukang, menyiapkan konsumsi dsb. Inilah karunia Allah sebagaimana ungkapan kawan saya di atas, betapa bagi Allah hal ini sangat mudah. Tahu-tahu kamar langsung terisi penuh, dan jadilah pasive income pertamaku diterima, jadilah uang tersebut sebagai uang iuran sekolah putriku untuk satu tahun. Tak terasa anak pertamaku saat ini  sudah mulai masuk kuliah, anak kedua kelas 9 dan ketiga kelas 7 disebuah lembaga pendidikan  pesantren. Satu lagi Allah memberi karunia berupa kelahiran putri keempat. Aku sangat bersyukur atas kehadirannya. Allah maha besar, Allah maha pemelihara.
Pelajaran/hikmah  yang  bisa diambil dari perjalanan hidup tersebut,
1.    Janganlah berkecil hati dengan keadaan sekarang sesulit apapun hidup tentu ada jalan keluarnya
2.    Sering kita katakan ketika akan berusaha, ah aku kan tidak ada modal, mana bisa aku bisa membangun usaha. Ketahuilah, kita hanya diminta untuk melakukan proses hidup Allah yang menentukan. Bingung cari kesibukan/kerja? Ada  puluhan masjid di lingkungan kita, ada ratusan meter  jalan lingkungan di sekitar kita. Gunakan energi yang ada pada kita untuk bisa bermanfaat, jadilah pembantu Allah dengan membersihkan masjid secara rutin di tempat tinggalmu, jadilah orang yang senang memfasilitasi keberadaan masjid, jadilah bagian dari jamaah mesjid, jadilah pembersih jalan lingkungan, dan banyak lagi aktivitas yang bisa dilakukan. Ketahuilah Sang pemilik Rezeki tidaklah buta, dia yang akan menuntun kita kepada akses modal, dia yang akan menuntuk kita pada kegiatan yang produktif.

3.    Kita sering berpikir, untuk menggapai goal tertentu, kita terlalu fokus pada substansi  materi yang  kita inginkan sehingga kita lupa pada sang pemilik fasilitas.  Padahal  ada strategi lain yang kasat mata atau sepertinya diluar nalar kita yang bisa kita lakukan. Ingin rumah? Maka jalankan strategi dengan ikut membangun rumah Allah, memelihara rumah Allah. InsyaAllah Allah mudahkan kita untuk memiliki rumah,  ingin beribadah haji? Pelajari ilmunya, doakan orang yang berangkat juga mohon doa ybs. Agar kita bisa menyusul di tahun depan, insyaallah Allah akan memberi kemudahan.  Sambil tentu berupaya menabung sedikit demi sedikit. Dan tentu kita bisa memberikan contoh lebih banyak lagi.
PENGALAMAN MEMBANGUN passive INCOME DARI PROPERTI

Setiap orang sangat mendambakan adanya tambahan penghasilan yang kian waktu jumlahnya bertambah. Meskipun kita tidak lagi bekerja alias pensiun, tapi penghasilan tetap mengalir. Banyak cara dilakukan orang. Dalam hal ini saya ingin berbagi pengalaman mudah-mudahan bermanfaat untuk yang lain. Terutama untuk para bujang yang akan melangsungkan pernikahan.
Di awal kita membangun rumah tangga dengan mempersunting isteri pujaan hati, tentu yang terpikir pertama kali salah satunya bagaimana menyiapkan rumah sendiri sehingga nyaman ditempati oleh keluarga kecil. Tak masalah rumah sederhana. Itu  juga yang saya lakukan pertama kali, rumah yang didapat dari fasilitas KPR tipe RSSS (rumah sangat sederhana sekali),  satu kamar tidur, 1 ruang tamu dan 1 kamar mandi belum ada dapur. Namun demikian betapa bahagianya ketika memperoleh properti pertama tersebut. Masalah berikutnya bagaimana menyiapkan dapur memagar rumah sementara modal terbatas kalau tidak mau dibilang tidak ada modal sama sekali. Saya teringat sebagai CPNS dengan gaji 80% waktu itu, saya memperoleh tambahan  rejeki  berupa bapetarum/bantuan uang muka rumah sekitar Rp 800 ribu. Saya berpikir,  jumlah ini cukup untuk apa? Dibelikan bahan material rasanya kurang apalagi harus dengan tukang. Tapi dengan kenyataan tersebut saya berupaya berpikir keras. Dengan jumlah  uang segitu, saya bertekad untuk bisa membangun sisa tanah di belakang rumah. Saya pikir - kenapa tidak -  saya bisa belajar menjadi tukang amatiran, gali pondasi sendiri, pasang batu sendiri,  dst. Jadilah saya merealisasikan ide tersebut. Terasa semangat untuk melakukannya wong ini tempat tinggal saya sendiri.
Batu pondasi saya ambil sendiri dari kali yang jaraknya relatif dekat dengan komplekku, jadi tidak perlu beli. Besi untuk slup saya beli dari tukang rongsokan sehingga harganya murah. Jika dipikir sekarang rasanya geli, ada beberapa tukang yang menawarkan untuk membantu pekerjaan. Namun  apa daya upahnya tidak ada. Jadi ceritanya jalan sendiri, sebelum  berangkat ke kantor atau pulang kantor atau pada hari Sabtu dan Minggu, saya secara bertahap (istilah basa sunda  ngarinyuh. membangun rumah seperti binatang rayap) benar-benar saya jalankan. Meskipun pekerjaan amatir hasilnya tidak serapi buatan tukang -  saya dapat menyelesaikan secara bertahap. Dan akhirnya memang selesai meski memerlukan waktu berbulan-bulan. Sebagai catatan saat ini rumah tersebut sudah saya kontrakan  kepada yang membutuhkan, tidak terasa saya sudah mengontrakan rumah tersebut  selama 5 tahun lebih.
Dari pengalaman tersebut, Alhamdulillah  ada banyak pelajaran yang bisa diperoleh:
1.    Untuk mewujudkan keinginan maka jangan sungkan untuk menikmati prosesnya. Nikmati menggali pondasi, nikmati mengangkut batu, dsb.
2.    Dengan terjun langsung, maka kita memperoleh keterampilan secara otodidak
3.    Ide berikutnya, saya tak akan memugar apa yang telah saya bangun. Tapi jikapun ada rezeki, maka saya akan membangun yang baru di tempat lain. Yang sudah ada sebaiknya di kontrakan/disewakan saja.
4.    Kita mungkin berpikir, bagaimana cara secepatnya melunasi KPR, itu juga yang saya pikirkan di awal. Tapi dengan pengalaman dan perjalanan jadi sebaliknya, apabila ada kesempatan untuk men top up (menaikan plapon) KPR - saya ambil kesempatan itu. Kelebihannya saya belikan lahan yang lain, jika mungkin bisa dibangun secepatnya. Bangunlah dan sewakan. Jika tidak, tunggu sampai bisa top up KPR di  tahun berikutnya, sambil kembali keproses yang tadi saya utarakan, secara bertahap, setiap hari sabtu dan minggu, saya bermain golf tradisional alias nyangkul untuk pondasi bangunan,  yang ada dibenak saya, nanti lahan ini akan menjadi rumah yang bisa menghasilkan sewa rumah. Hasilnya? Kita bisa mengisi waktu dengan hal yang produktif. Harapannya tambah tahun - rasio kewajiban berupa cicilan ke Bank akan semakin kecil dibandingkan dengan hasil sewa dari properti. Istilah saya bayar KPR adalah menabung paksa, yang cicilannya sebagian dibayar oleh penyewa properti.
5.    Cobalah menabung, berapapun besarnya tak masalah mau seratus, dua ratus ribu per bulan tak masalah. Suatu saat akan merasakan manfaatnya. Uang yang terkumpul tersebut akan menjadi triger atau sebagai penunjang bagi kegiatan usaha berikutnya. Contoh ketika kita punya kesempatan untuk bisa membeli lahan  namun kurang untuk menyelesaikan surat-surat seperti akta jual beli, maka akan terasa sangat menolong apabila ada tabungan tersebut. Tentu banyak contoh lainnya.
6.    Berinvestasilah meskipun nilainya tak seberapa. Contoh  ketika kita baru mampu membeli satu kol pasir, satu sak semen, belilah. Belajarlah nembok sendiri. Bisa jadi tak serapi buatan tukang. Namun percayalah hal kecil inilah yang akan mengawali perubahan nasib. 
7.    Bagi yang baru membangun rumah, mungkin berpikir, saya harus menyiapkan material baru, seperti batu bata, genting dsb. untuk menyelesaikan bangunan. Ketahuilah banyak bahan yang kita bisa gunakan bahkan bisa diperolah secara gratis. Pengalaman saya yang terakhir/saat ini. Saya memanfaatkan bata bongkaran, material brangkal untuk bahan dinding rumah pengganti batu bata (cara pemasangan lihat di google) jadi biaya untuk batu bata gratis, cuma memerlukan biaya untuk ongkos angkut. Untuk bangunan rumah satu tingkat, anda bisa menggunakan bambu sebagai salah satu material pengganti besi sloop. Jadi pembangunan rumah bisa memangkas anggaran 40 sampai 50%. Wow luarr biasa.

8.    Hasil yang kita peroleh, jangan  lupa niatkan sebagian untuk beribadah, a.l shadaqoh untuk  keperluan anak dan  isteri, zakat/infak, laksanakan ibadah qurban/haji/umroh. Insyaallah  barakah.
